Move out Instruction
MOVE-OUT INSTRUCTION
Thank you for residing with us this past year. The following move-out instructions are designed to assist you in receiving your security deposit back and familiarize you with our policies.
MOVING OUT:
1. Move out time is 12:00 noon on the 26th of July. The next tenants will be moving in very quickly so YOU MUST BE ON TIME, everything cleaned, with the keys turned in and the walk-through done before noon or you will be charged.
2. Please thoroughly clean the unit. This includes cleaning all appliances, fan blades, cabinets, baseboards, window sills, bathroom and kitchen cabinets & drawers, no mold in the tubs, and front & back porches swept. Cleaning charges (if any) will be deducted from your security deposit according to the lease.
3. Carpets must be professionally cleaned or we will have that done and again deduct from security deposit.
4. Make sure you BEGIN MOVING EARLY. Cleaning a month early and a little bit as you go along is a lot easier. Remember it is impossible to clean the whole house the day you are set to move out.
5. Make sure to clean under all appliances and replace all drip pans.
6. LIGHT BULBS must be replaced with the proper bulbs (typically 60 watt) and broken blinds need to be replaced.
7. SMOKE DETECTORS must be working with good batteries. Do not lose or break any covers or the whole unit must be replaced.
8. Trash must be taken out to the curb and yards cleaned of any debris. The city requires that it be in the Herbie containers (Not on the curb and not before collection day) so make sure you don't wait to begin pitching.
9. Please take out any nails, tacks, etc from walls and spackle holes as this will save on the painting process.
10. Main UTILITIES (gas, electric & water) must remain on for at least 48 hours after the lease ends on July 26th. Remember you are responsible for the whole house the whole term of the lease. There are sump pumps that need to be running and fridges will get moldy with no electric.
11. Organize all the Keys and leave them all together on the kitchen counter. We will not consider you out of the unit until this is done. Make sure roommates do not return home without leaving the keys. One missing key will cause the need for locks to be exchanges at your expense.
12. Schedule a WALK-THROUGH with us in advance to record the property condition. We cannot do a walk through until everything is cleaned out, all cleaning is completed and the keys are turned in. We CAN NOT do all residents the hour before the end of the lease.
RETURN OF SECURITY DEPOSITS
1. You may not under any circumstances use your security deposit to pay your last month's rent. If you have not paid this rent, charges will accrue and your credit report will be affected.
2. You must request the return of your deposit by turning in a self addressed stamped envelope with your keys at the time of the walk through. Do not put loose unmarked keys in our mailbox. Do not plan to mail keys as they need to be turned in at the walk through at the end of the lease.
3. One deposit will be returned to the person signing the walk out sheet. It is not our responsibility to determine who cleaned what and so forth. Deposits should be expected with 30 days of the end of the lease.
